Springtime is the season with longer daytime and warmer weather. This is the time of year when homeowners give their homes the “spring cleaning”.
It is also the time to assess any damage and take appropriate actions. If you have no idea where to start with, we have prepared a spring maintenance checklist so you know how to keep your home in optimal condition for the rest of the year.
1. Repair Roof Drainage System
Winter storm and twigs may have caused blockage or damage to your roof drainage system. Gutters and downspouts are supposed to direct rainwater away from your home, protecting your roof, siding, and foundation from any moisture damage. It is important to have your gutters and downspouts repaired, reattached and cleaned. Leak spots (usually appeared as black stain at connections) should be sealed with caulking or epoxy.
2. Clean out Vents
Any vent that connects outside, such as bathroom, range and dryer vent, should be free from leaves, or other debris. This helps to facilitate venting and to prevent fires.
3. Repair, Clean and Paint the Exterior
Exterior cladding is a protection barrier to your home’s structure and interior. Deteriorating caulking and any surface showing signs of weathering should be repaired to prevent moisture entry. If you are planning to repaint your home’s exterior, Spring is the perfect timing. Before you start to paint, scrape loose any peeling paint and sand the surface smooth. Don’t forget to clean siding and windows to keep mold from growing.
4. Patch Holes in Screens
Window screens are designed to maintain ventilation to your home while keeping bugs out, only when they are free from holes. Minor holes and tears in window screens are easily fixed.
5. Landscaping
Maintain a “breathing space” of at least 2 feet between any vegetation and exterior surface. Plants hold a high level of moisture against wall surface, creating an adverse environment to your living spaces and structural components. Some types of plants, such as vines, are also known to create damage to the exterior surface. Last, remember to turn on the water supply to exterior hose bibs.
